Do you offer your accommodations on Airbnb through Qenner? Qenner synchronizes data between our booking system and Airbnb. Depending on the available functionality, this includes availability, rates, and, in some cases, listing content.
This article explains how the connection works and what you should know about managing content, rates, reservations, pets, guest communication, and general Airbnb settings.
Content
If an Airbnb listing already exists, Qenner does not automatically overwrite the content. Existing content remains unchanged unless you specifically request Qenner to refresh it.
When a new Airbnb listing is created, the content is imported from our booking system.
Qenner can refresh the following content categories individually:
Amenities
Amenities are synchronized as long as they are supported by both Qenner and Airbnb.
Titles
Listing titles may contain a maximum of 50 characters.
Listing titles can be changed upon request.
Descriptions
Listing descriptions may not contain URLs, references to WhatsApp, or information about security deposits, in accordance with Airbnb's guidelines.
Photos
For example, you can choose to update only the photos while leaving the description unchanged.
Rates and special offers
Mandatory charges
All mandatory charges must be paid by the guest through Airbnb. Airbnb does not allow mandatory charges to be collected on arrival.
Airbnb supports only three pricing categories:
Rental amount
Cleaning fee
Taxes
Any other mandatory charges are automatically assigned to one of these categories. For example, linen fees are included under cleaning fee.
If you believe a charge has been assigned to the wrong category, please contact Qenner.
If you rename a charge in our booking system, please check with Qenner that it is still processed correctly.
Optional charges
Optional charges cannot be synchronized to Airbnb.
Security deposit
Security deposits cannot be sent to Airbnb. Instead, Airbnb uses its own protection programme called AirCover.
Special offers
Special offers and promotional discounts are configured directly in Airbnb.
When an offer is set up on Airbnb, Qenner will send it back to our reservation system as a one-time pricing agreement for the reservation.
Cancellations
Listings created from 25 March 2025 onwards use the Hard cancellation policy by default. This can be changed on request. See this page for the applicable cancellation policies.
The booking process
Due to Airbnb's privacy policy, Qenner receives only limited guest information.
Please note the following:
Airbnb does not provide guests' dates of birth. Qenner therefore generates placeholder dates of birth while still using the correct age categories.
Airbnb does not provide the guest's email address.
If a guest modifies a reservation, the change is not automatically synchronized to our booking system. You will receive an email notification so you can update the reservation manually.
Reservation cancellations are synchronized automatically.
Occupancy
Qenner can only synchronize the maximum total occupancy to Airbnb.
Example:
If an accommodation can host a maximum of 5 guests, consisting of 3 adults and 2 children, Airbnb will only receive a maximum occupancy of 5 guests.
If a guest attempts to book 5 adults, the booking will fail during the final step of the reservation process.
Pets
Pet fees are supported through the connection.

Do you use the feature in our reservation system that classifies pets as part of the party? If so, Qenner can still correctly process the pet-friendliness information for Airbnb.
Guest communication
Airbnb requires all communication with guests to take place through its own messaging platform. Since Airbnb does not provide the guest's email address, Qenner automatically generates a forwarding email address, for example:
Emails sent to this address, such as booking confirmations or arrival information, are automatically forwarded to the Airbnb conversation with the guest.
Important: Attachments are not forwarded.
Upon request, Qenner can also forward guest chat messages to your own email address.
Additional information
One Airbnb listing can be connected to each accommodation in our booking system. If a property consists of multiple locations, a single listing with inventory is used for this purpose. All locations included in the accommodation will be factored into the availability. As soon as one location is booked, the next location will become available.
Multiple Airbnb host accounts can be linked to a single administrative account. Each host must provide separate authorization to Qenner for this.

Are you a co-host of an Airbnb listing? If so, the original host must provide authorization to Qenner before the listing can be linked.
