The Standard model is the most commonly used administrative method for owner settlements in our booking system.
Settings
Select this method via: Settings > Account > General > Other tab > Owner settlement.
Next, go to: Settings > Owners > Owner statement. Here you can choose whether to pay out rental income including VAT by enabling the 'Settle rental amounts incl. VAT (pay out VAT)' option.
How the standard model works
With the Standard model, the system calculates the settlement balance based on all reservation components, such as rental income, cleaning fees, commission, and other costs.
VAT is calculated separately for each component.
The main principles are:
VAT per component: VAT on the rental amount can be paid to the owner, while VAT on other income does not have to be paid out. Each component is calculated separately.
VAT on commission is not settled: VAT on the commission is not included in the VAT settlement with the owner. The owner therefore does not receive this VAT.
Commission is always calculated including VAT: The owner always pays the full commission including VAT. On the settlement, the commission is shown excluding VAT, while the VAT on the commission is listed separately.
Examples
Below are examples of how the owner settlement is calculated for the same reservation, both including and excluding VAT. Please note that the examples use the Dutch VAT rate of 21%.
1. Settle rental amount including VAT
When 'Settle rental amount incl. VAT' is enabled, the settlement is calculated as follows.
