The owner statement determines the amount paid to an owner after a reservation. How this statement is calculated depends on the administrative method your organization uses.
This method affects how revenue, costs, and VAT are processed. It is therefore important to choose the option that matches your business model, agreements with owners, and tax requirements.

Which administrative method is right for your organization?
Our reservation system supports three different administrative methods for owner statements.
1. Standard model
With the standard model, the owner is considered the party renting the accommodation to the guest. Your organization manages the administration and receives a commission for its services.
The owner statement is calculated by processing all revenue and costs related to the reservation and then deducting the commission. The owner receives the remaining balance.
VAT is applied separately to each revenue and cost component, depending on its type.
This method is suitable when:
The owner is legally the accommodation provider.
Your organization acts as the property manager or intermediary.
You want a straightforward owner statement without additional administrative layers.

2. Rental in the name of intermediary
With this method, your organization acts as the intermediary that rents the accommodation to the guest. From an administrative perspective, your organization is considered the party providing the accommodation.
The owner supplies the accommodation to your organization, which then rents it to the guest. As a result, revenue and costs are processed through your organization before the owner statement is created.
VAT processing and accounting are based on this structure and may vary depending on the owner type and the agreements in place.
This method is suitable when:
Your organization manages the entire rental process and invoices the guest directly.
Your organization acts as the central party in the rental chain.
Financial administration is handled through your organization instead of directly through the owner.

3. Tour Operator Margin Scheme (TOMS)
This method is intended for organizations operating under the Tour Operator Margin Scheme (TOMS).
Under this scheme, your organization is considered the provider of a travel product (such as an accommodation stay). VAT is calculated only on the profit margin rather than on the full selling price.
The owner receives compensation for making the accommodation available, while your organization accounts for the margin in accordance with the TOMS regulations.
The administration and VAT processing follow specific rules that differ from the standard administrative methods.
This method is suitable when:
Your organization operates under the Tour Operator Margin Scheme (TOMS).
You offer package travel products or manage international rentals.
VAT is calculated on the margin rather than on the total revenue.
